HABER & ASSOCIATES RATES FOR TYPICAL RESIDENTIAL REAL ESTATE TRANSACTIONS

Standard Fees:

  • Resale Home Purchase (includes one mortgage): $749
  • New Home Purchase (includes one mortgage): $699
  • Sale (includes discharge of one mortgage): $549
  • Refiancing (includes one mortgage payout): $449
  • Condominium occupancy closing - $350
  • Third party closing disbursements such as government registration and search fees, system access fees, title insurance and land transfer tax are not included. HST is not included.

 Expected Disbursements:

  • Title Insurance (paid by purchaser)
  • Resale home purchase (includes one mortgage): below $200,000.00 - $235.00 approx.; $200,000.00 - $500,000.00 - $284.00
  • New Home Purchase (includes one mortgage): below $200,000.00 - $185.00 approx.; $200,000.00 - $500,000.00 - $234.00
  • Land Transfer Tax (Charged by Ontario Government, Toronto properties are double the taxation)

The following is based on a increasing scale:

  • 0.5% on the first $55,000.00
  • 1.0% on $55,000.00 - $250,000.00
  • 1.5% on $250,000.00 - $400,000.00
  • 2.0% on amount over $400,000.00
  • Under the present legislation first time home buyers may be exempt from Land Transfer Tax up to a maximum of $2,000.00. Some exceptions apply.

 Title Search and Out of Pocket Expenses

  • If the property is title insured, search and registration costs payable to the Ontario Government for use of the registry system, are approximately $225.00 - $275.00 (paid by purchaser). HST is not included.
  • If the property is not title insured this cost could exceed $500.00
  • Condominium purchases may need to add another $100.00 for condominium certificate
  • On a sale, registration fees payable to the Ontario Government, HST and other usual closing costs usually amount to less than $150 - $200

Fee Structure for Additional or Variation of Standard Fees

  • Due to the nature of real estate transactions, certain transactions are subject to additional fees. If applicable, the following may be added to your bill for services.
  • Receipt of mortgage instructions within 2 business days of closing - $250.00
  • Change to mortgage documents after preparation - $100.00
  • Preparation of additional mortgages i.e. 2nd, 3rd etc.. - $250.00 each
  • Application Name Change - $250.00
  • Preparation of Agreement of Purchase and Sale - $250.00 – 500.00
  • General Application to amend PIN - $50.00
  • Survivorship Application - $250.00
  • Preparation of Bridge Loan - $100.00
  • Missed, separate, evening or weekend appointments - $50.00
  • Payouts (more than 1 mortgage) - $25.00 each
  • Direct deposit to client - $30
  • Certify Cheque to client - $50
  • Preparation of private discharge of mortgage - $250.00
  • Assignment of Rents - $125.00
  • Application of Power of Attorney - $125.00
  • Transfer of Title - $350.00
  • Construction mortgage advances - $250 per advance
  • Family/Holding money in trust - $250.00 - $500.00
